OnPoint Community Credit Union - Just For Starters & Homeroom Program

This program is intended to serve members that have stable monthly income, but have not been able to save sufficient funds for a down payment and have NOT owned improved real estate in the last three years. Homeroom Program is for Public Service employees and Educators of K-12 schools.

  • PROPERTY LOCATION: Benton, Clackamas, Columbia, Lane, Linn, Marion, Multnomah, Polk, Washington, Yamhill and Deschutes counties in Oregon and Clark and Skamania counties in Washington.
  • OCCUPANCY:  Properties must be owner occupied.
  • PROPERTY TYPES: Single Family Residence, PUD, Condominium or Manufactured Home
  • MAXIMUM BASE LOAN AMOUNT: $330,000.00
  • LOAN TO VALUE: Maximum 100%.(95% on non-warrantable condominiums and Manufactured Homes) Value determined by the lesser of the purchase price or appraised value.        
  • PROGRAM TYPE: Fixed interest rate for 30-year loan terms.
  • MORTGAGE INSURANCE: Private mortgage insurance NOT required.
  • RESERVES: Reserves are required for payment of property taxes, hazard insurance and flood insurance (if applicable) and will be included in the total monthly payment.
  • CREDIT:  Acceptable credit will be determined based on a review of overall credit history. Current and past derogatory items will require a letter of explanation.  Bankruptcy and foreclosure must be > 4 years and acceptable re-established credit.
  • GIFT FUNDS: Gift funds are allowed to cover all costs. Gift letter and paper trail must be received. Gift funds must be from an immediate relative and have no requirement for repayment.

Other Conditions Apply

  • Setup for automatic withdrawal for the monthly loan payment is required from an OnPoint CCU account.
  • 2 Months PITI *(as defined below) cash reserves must be verified on deposit prior to closing
